General
Set on a hillside in deepest Central Italy surrounded by extensive, gently sloping, lawned gardens, this private, tastefully renovated house is a haven of peace.  Not overlooked itself, but overlooking wonderful views of patchwork Umbrian fields, woods and hills, the house sports a naturally shaded pergola, ideal for ’al fresco’ meals, as well as other shady terraces.  The pool terrace, also known as the Happy Hour Terrace has a stunning view of Todi across the valley.  The non-resident owner is English and is happy to arrange meals of local delicacies on request.

Location
Todi may be small but it has everything necessary to rate as a most attractive, traditional medieval hilltop town.  It also has one of the finest Renaissance Churches in the world.  On balmy Summer evenings you can attend any number of cultural events:  concerts, theatre, open-air cinema not to mention the renowned Todi Festival in July which boasts opera, ballet and theatre.  And all this is just 12 kilometres away.  On the outskirts of Todi where parking is not a problem there are excellent supermarkets, banks, chemists etc.  A 4 kilometre well-kept dirt road leads to double iron gates.
Ample parking.  The grounds are tended by a gardener, dotted with pines and cypresses, olives and fruit trees and completely fenced in.  Guests may also avail themselves of any produce from the vegetable garden.   The swimming pool is 15m x 7m and 1.2m and 2m in depth.  Two of the terraces have unprotected drops, hence are unsafe for young children.

Layout
Insect screens on all windows and doors.  Main top floor entrance into a large beamed sitting-room with open fireplace.  Double archway into activities room with DVD, stereo system, piano, satellite TV etc.  Door to three bedrooms all with ceiling fans:  a twin-bedded room, a double aspect double bedded room, a bathroom with tub, shower, bidet and WC and down three steps to a very large double bedded room with four windows and an en-suite bathroom with tub, shower, bidet and WC.  Unguarded stone staircase, with hand-rail on one side, hence unsafe for young children, down to a wonderfully large dining room with access to pergola.  Archway to spacious kitchen with large marble breakfast table, waist-high oven, 4 gas ring hob,
double sink unit, dishwasher, fridge/freezer and door to garden.  Corridor to one double bedded room with garden access, large Jacuzzi bathroom, walk-in shower, W.C., down 3 steps to twin-bedded room and bathroom with tub, shower, bidet, WC and washing machine. The telephone is only for outgoing local calls.
